Create It Studio Architects
You've done the hard work.
You've found the site. You've had the funding conversations. You've got a scheme that works on paper — and then the first cost plan lands at 20% or 30% above where it needs to be. Suddenly the project doesn't stack up. And the answer you're offered is to cut everything that made the building good in the first place. So you're left choosing between a scheme that makes money and a scheme you're proud to put your name to. It shouldn't work that way. And with the right architect in the room early enough, it doesn't have to.
We're Create It Studio Architects. We've been designing buildings in Manchester since 2015, and value engineering sits at the heart of how we work - not bolted on at the end when the numbers go wrong.
We're RIBA Chartered and ARB registered, and we specialise in commercial budget optimisation: high-end design held together by commercial reality.
94% of our planning applications are approved. Our projects carry more than £100m in combined GDV.
We work with SME property developers and commercial businesses across Greater Manchester and the North West — people who need a building that performs, not just a set of drawings.
Value engineering is the work of protecting what your building needs to do — and what it needs to earn — while removing the cost that adds nothing to either. It is not cutting. It is choosing.
Those are very different activities. Cutting removes a feature and hopes nobody notices. Choosing understands what the building must deliver — the floor area, the daylight, the frontage, the running costs, the saleability — and then finds the most efficient way to deliver it.
Done properly, the finished building is often better than the original scheme. Not cheaper and sadder. Sharper and more buildable.
Most projects attempt value engineering too late.
The cost plan comes back over budget, panic sets in, and the team starts removing things from a scheme that is already drawn. Kitchens go. Materials drop a grade. The design intent that made the project worth doing disappears, and the development is left with a building that is neither distinctive nor profitable.
By that stage, the decisions left on the table are the wrong ones. The expensive choices were made months earlier — at site appraisal, at massing, at layout.
We start early. Value engineering belongs at the front of a project, before planning is submitted — not after. The biggest cost decisions in any development are made in the first few weeks, and they're almost impossible to undo later.
We design to a number, not towards one. We want to know your target return before we draw. Your GDV, your build cost ceiling and your programme are design inputs, not obstacles we discover at the end.
We test options, side by side. Layout efficiency, unit mix, structural approach, servicing strategy and specification all trade off against each other. We compare them properly, with costs attached, so you're making a decision rather than being handed one.
Value engineering shows up in unglamorous decisions that quietly decide whether a project works:
None of it is dramatic. All of it compounds.

Our process follows the RIBA Plan of Works, in three clear steps:
Let's Talk — a free consultation and site appraisal, or a review of your existing scheme. We'll tell you honestly what your project needs to earn, and where the pressure points are likely to be. No obligation.
Let's Design — concept design built around your target numbers, with options tested and costs attached. We'll take it through planning permission, building regulations, and tender. Our 94% approval rate is the product of doing this properly.
Let's Build — technical design, tender support, construction and project management. We stay involved to make sure what was designed is what gets built.
Through every stage you get one point of contact, a clear programme, and no surprises in the fee.
Most of our value engineering work is for SME property developers — people running one scheme at a time who cannot afford a project that gets designed beautifully and then fails at cost plan.
We also work with commercial businesses developing their own premises: restaurants and hospitality, dental and healthcare practices, pharmacies, retail and offices.
If you're a homeowner, our residential team works the same way — we just deal with smaller numbers.

Bring us whatever you have. A site address. A rough budget. An existing scheme that isn't stacking up. Planning drawings that came back over cost.
We'll come back with an honest view of what's achievable — and whether we're the right practice for it.
The earlier we're involved, the more we can protect.

Frequently Asked Questions
Value engineering is the process of improving a project's value by balancing cost, function, quality and long-term performance. In practice it means understanding what a building must do — and must earn — and then removing the cost that adds nothing to either, before those decisions become expensive to change.
At the very beginning — during site appraisal and concept design, before a planning application is submitted. The largest cost decisions in a development are made in the first few weeks. Once a scheme is drawn and submitted, the options left are the ones you least want to take.
No. Cost cutting removes features and hopes nobody notices. Value engineering protects what the building must deliver and finds the most efficient way to deliver it. Done properly, the finished building is usually better — and more buildable — than the original scheme.
It shouldn't. Good value engineering protects the things that make a building sell or let — its presence, its layout, its light — and removes cost from the parts that don't. If a scheme only works once the architecture is stripped out, the problem was the original budget, not the design.
For most of our projects it isn't a separate fee — it's how we design from the outset. Our initial consultation and site appraisal are free, and after that we work to a fixed fee agreed before we start, so there are no surprises.
Yes, and it's one of the most common ways we're engaged. We'll review your existing drawings, identify where the cost actually sits, and tell you honestly what can be protected and what needs to change.
Yes. We're based at Stevenson Square in central Manchester and most of our work is across Greater Manchester and the North West — but we take on projects further afield where it's a good fit.
We work with SME developers on schemes from single-unit conversions and small residential developments up to larger mixed-use and commercial projects. If you're unsure whether your project fits, ask us — we'll tell you straight.
We can usually review a site or an existing scheme within a week of hearing from you. Call us on 0161 521 3234 or book a free consultation and we'll arrange a time.
