Create It Studio Architects
You want to build something better.
Not just something that looks good on the day it opens, but a building that costs less to heat, holds its value, and still feels right in twenty years. You've read enough to know that energy prices, rising standards and buyer expectations are all heading one way. And then the worry sets in. Will "sustainable" blow the budget? Will it slow down planning? Will you spend more now for a label nobody can see?
It shouldn't be a gamble. With the right architect guiding the decisions, building well and building sensibly are the same thing.
We're Create It Studio Architects. We've been designing buildings in Manchester since 2015, and value engineering sits at the heart of how we work - not bolted on at the end when the numbers go wrong.
We're RIBA Chartered and ARB registered, and we specialise in commercial budget optimisation: high-end design held together by commercial reality.
94% of our planning applications are approved. Our projects carry more than £100m in combined GDV.
We work with SME property developers and commercial businesses across Greater Manchester and the North West — people who need a building that performs, not just a set of drawings.
Sustainability has become a word people use to sell things. We'd rather be plain about it.
A sustainable building is one that uses less energy to run, is comfortable to be in, and lasts. It gets there through good design decisions, not expensive gadgets bolted on at the end.
That starts with the fabric: how the building is shaped, how it faces the sun, how well it holds heat, and how it lets in daylight and fresh air. Get the fabric right and the building does most of the work on its own, before you spend a penny on technology.
We call this a fabric-first approach, and it is the most reliable way to lower running costs and carbon without inflating the budget.
Most sustainable projects go wrong for one of two reasons.
The first is bolting green features onto a design that was never planned for them. Solar panels on a roof facing the wrong way. Insulation added as an afterthought. Clever kit that nobody maintains. It costs money and delivers little.
The second is leaving the thinking too late. By the time a scheme is drawn and submitted, the decisions that matter most for energy performance — orientation, form, glazing, insulation strategy — are already fixed. Changing them later is slow and expensive.
The decisions that make a building efficient are cheap when they're made early and costly when they're made late.
We start with the fabric. Before anyone talks about technology, we design the building to need less in the first place: the right orientation, sensible glazing, a well-insulated and airtight envelope. This is where the biggest, cheapest savings live.
We design to your numbers. Lower running costs, better resale or rental value, and a realistic build budget are design inputs from day one. We don't discover them at the end and panic.
We keep it honest. We won't promise a certification we can't deliver or sell you kit you don't need. We'll tell you what genuinely improves the building, what the planning and building regulations require, and where your money is best spent.
We don't just talk about it. Our work on Will's Woodland — a sustainable retreat for families facing childhood brain tumours — used eco design, a green roof and local materials to create a space that gives back more than it takes.
Our Rotunda Roundhouses are bespoke circular eco-buildings for classrooms, retreats and offices: sustainable, modular, and built for seamless assembly. Different briefs, same principle — design the building well, and sustainability follows.
Good sustainable design shows up in choices that quietly decide how a building performs:
Orientation and form — using the sun for free heat and light, and the shape of the building to reduce heat loss
The building fabric — insulation, airtightness and glazing that keep warmth in and running costs down
Materials — choosing durable, lower-impact materials that stand up to the Manchester climate
Retrofit and reuse — improving an existing building rather than starting again, where that's the smarter route
Daylight and ventilation — comfortable, healthy spaces that rely less on artificial lighting and mechanical kit
None of it is flashy. All of it compounds over the life of the building.
Our process follows the RIBA Plan of Works, in three clear steps:
Let's Talk — a free consultation and site appraisal, or a review of your existing scheme. We'll tell you honestly what your project needs to earn, and where the pressure points are likely to be. No obligation.
Let's Design — concept design built around your target numbers, with options tested and costs attached. We'll take it through planning permission, building regulations, and tender. Our 94% approval rate is the product of doing this properly.
Let's Build — technical design, tender support, construction and project management. We stay involved to make sure what was designed is what gets built.
Through every stage you get one point of contact, a clear programme, and no surprises in the fee.
Most of our value engineering work is for SME property developers — people running one scheme at a time who cannot afford a project that gets designed beautifully and then fails at cost plan.
We also work with commercial businesses developing their own premises: restaurants and hospitality, dental and healthcare practices, pharmacies, retail and offices.
If you're a homeowner, our residential team works the same way — we just deal with smaller numbers.
Bring us whatever you have. A site address. A rough budget. An existing scheme that isn't stacking up. Planning drawings that came back over cost.
We'll come back with an honest view of what's achievable — and whether we're the right practice for it.
The earlier we're involved, the more we can protect.

Frequently Asked Questions
A sustainable building uses less energy to run, is comfortable and healthy to be in, and is built to last. It gets there mainly through good design — sensible orientation, a well-insulated and airtight fabric, good daylight and durable materials — rather than through technology added at the end. The fabric of the building does most of the work.
Not necessarily. The biggest savings come from design decisions made early, such as orientation, form and insulation strategy, which cost little when they're planned from the start. Problems and extra cost usually come from bolting green features onto a design that was never set up for them. We design to a budget agreed before we start, so there are no surprises.
Fabric-first means getting the shape, insulation, airtightness and glazing of a building right before you consider any technology. A well-designed fabric keeps heat in, lets daylight in and reduces the need for heating and lighting in the first place. It is the most reliable and cost-effective way to lower a building's running costs and carbon.
Yes. Retrofit and reuse are often smarter than starting again, both for cost and for carbon. We'll review your building, identify where energy is being lost, and recommend improvements to the fabric and systems that give you the best return. We'll always be honest about what's worth doing and what isn't.
It shouldn't, and good sustainable design can help. Planning policy increasingly expects energy-efficient, well-considered schemes, so designing this way can support your case rather than hinder it. Our 94% planning approval rate reflects how carefully we prepare applications.
We focus on practical, accurate sustainability — fabric-first design, energy efficiency, retrofit and durable materials — and on meeting the relevant building regulations. If your project has a specific certification goal, tell us at the outset and we'll be straight with you about what's involved and whether it's the right fit for your budget and brief.
Yes. We're based at Stevenson Square in central Manchester and most of our work is across Greater Manchester and the North West. We take on projects further afield where it's a good fit.
We work with SME developers and commercial clients on schemes from single-unit conversions and small residential developments up to larger mixed-use and commercial projects, as well as one-off homes. If you're unsure whether your project fits, ask us and we'll tell you straight.
We can usually review a site or an existing scheme within a week of hearing from you. Call us on 0161 521 3234 or book a free consultation and we'll arrange a time.
